Pre-Construction Services
Our projects start with a preliminary budget and schedule
developed as part of our Pre-Construction Team Process. This effort includes
our Client and project Architect. This process is Client driven, we focus
on our Client’s schedule, quality of construction and project costs.
These three elements form the foundation of all successful construction
projects.
The budget we develop is formulated on Client needs coupled
with our experience. This includes key input from experienced and reputable
subcontractors and suppliers.
The budget and schedule are modified through this process
to insure we meet our Client’s needs and contribute to the overall
success of the project. Together with the Client and Architect, we focus
on constructability, long-term maintenance costs, financing requirements,
long lead procurement, value-engineering and Client scheduling and financing
constraints to plan a project which reflects the Client's objectives.
Our expertise with building technology, local codes and building practices
and conditions augment this process.
The result of our combined efforts is a fully informed Client, a project
which meets their specifications, delivered on time and within the budget
parameters established during the Pre-Construction Services phase.
Construction Phase
The Construction Phase is flexible, allowing for fast-track
construction, if desired, so the site development and foundation work
can begin while the superstructure and building design are finalized.
This allows compression of the construction schedule, saving time and
money.
Meetings with the architect and Client are held regularly
to keep the Client and architect abreast of job progress, process routine
approvals and maintain open communications about successes and challenges.
This process of ongoing communication reduces the need for change orders
(extras) which can undermine the construction of a new building.
DSR Project Managers conduct frequent meetings with our
subcontractors to maintain time, cost, quality and safety on our Client’s
buildings. Supporting our decades of field experience, we rely on state-of-the
art project management software developed by Meridian Project Systems.
We use the industry-standard scheduling software developed by Primavera
Systems. These well-established administrative tools, in addition to our
experience constructing hundreds of buildings, help us meet the quality,
scheduling and cost commitments we make to every Client.
During the Construction Phase, DSR Construction reports
regularly to our Client, providing reliable cost and scheduling updates.
Completion Phase
The most important phase of the project is the final completion
phase including: coordination of equipment testing, permitting, architect
approvals, turnover of warranties, equipment operating manuals, as-built-drawings
and the final reconciliation of project costs.
The Completion Phase starts long before the conclusion
of the project. Elements of the Completion Phase are integral with the
Construction Phase. Advanced planning of Completion Phase Tasks avoids
a last minute rush, potential costly delays and Client dissatisfaction.
